A well-established, highly regarded independent agency with a strong presence across the South West is looking for an experienced Residential Lettings Manager to take ownership of their Truro lettings department. This is a genuine management role with real autonomy — leading an established team, growing a portfolio, and driving the lettings business forward in one of Cornwall’s most active property markets.
This is the right role for someone who is ready to step up and lead — or someone already operating at management level who wants to do it somewhere they’ll actually be valued.
The Role
A Residential Lettings Manager is required to take full ownership of the Truro lettings department — managing the team, overseeing day-to-day operations, conducting market appraisals, and actively developing the portfolio and the business.
What You’ll Be Doing
- Leading and managing the lettings team, ensuring high standards of service and efficiency
- Conducting market appraisals and bringing new landlords and properties to the portfolio
- Overseeing the full lettings process — listings, negotiations, tenancy progression and compliance
- Managing landlord and tenant relationships to a consistently high standard
- Some property management involvement as part of the broader role
- Saturday working on a rota basis

The Role
A Senior Lettings Specialist is required to work closely with the Head of Lettings across a multi-office residential department, providing operational support, sharing expertise across teams, and helping drive standards, compliance and marketing across the business.

- Working directly alongside the Head of Lettings on day-to-day lettings activity across the department
- Supporting and mentoring lettings teams across multiple offices

What They’re Looking For
- A minimum of 3 years’ residential lettings experience — this is essential, not a preference
- MARLA qualified or actively working towards it — genuinely valued here
- An exceptional eye for detail and a naturally high personal standard
- Confident communicator — comfortable with landlords, tenants, colleagues and contractors alike
- Competent across MS Office and happy to adapt to new systems quickly
- Full UK driving licence and own vehicle — you’ll be covering a few locations
- Commutable to the Devon/Somerset border — this is where the role is based — or prepared to relocate
- Tiverton | Wellington | Honiton would be ideal locations to be based

The Role

What You’ll Be Doing
- Managing the day-to-day portfolio including reactive maintenance, repairs and contractor coordination
- Conducting property inspections and ensuring properties meet compliance requirements
- Responding to tenant and landlord enquiries promptly and professionally
- Organising compliance certification — gas, EICR, EPC and related requirements
- Managing end of tenancy processes including deposit returns and occasional disputes
- Negotiating lease renewals and keeping tenancy records accurate and up to date
- Coordinating proactive works between tenancies to protect and maintain rental values
What They’re Looking For
- Experience within property management, lettings, or a similar customer-facing operational role (6 months minimum)
- Strong communication and interpersonal skills — confident with landlords, tenants and contractors alike
- Highly organised with excellent time management and attention to detail
- Knowledge of lettings legislation and compliance is welcome but not essential — training is provided
- Comfortable picking up a CRM system and confident with day-to-day IT
- A full UK driving licence and access to a reliable vehicle

The role
You will lead a team of employed photographers delivering lifestyle photography, video tours, floor plans and property media services to estate agency clients across your territory. Your authority will not come from a camera — it will come from having stood in front of a vendor, understood what they needed, and known instinctively how to present their home to the market in a way that commands attention and drives the best possible outcome.
This is equally a client-facing and team-leadership role. You will be the first point of contact for agency clients when issues arise, and the person your photographers turn to when they need guidance — not just on process, but on what genuinely great property marketing looks like in practice.
